Meet Mandy Beker: Your English-Speaking Contact for Property Transactions in France
Mandy Beker is a notarial clerk specialising in real estate transactions and international clients. A native English speaker, she trained as both a lawyer and legal professional in New Zealand before moving to France in 2008.
Before settling in France, Mandy practised family law, criminal law, and commercial law in New Zealand. She subsequently worked in commercial and IT law in London, gaining valuable international legal experience.
Her passion for real estate led her to become a real estate agent in Bergerac, where she spent several years assisting buyers and sellers with their property projects. In 2019, she joined Maître Peybernes' office, focusing on French real estate law and assisting clients throughout the property transaction process.
Thanks to her bilingual background and extensive legal experience, Mandy is uniquely positioned to guide international buyers and sellers through the French property system.

Understanding the Property Purchase Process in France
For many foreign buyers, the French property system differs significantly from what they are accustomed to. One of the most important stages is the preliminary contract, often called the “compromis de vente” (sale agreement).
This document sets out the main terms and conditions of the transaction and commits both parties to the sale, subject to any agreed conditions.
At this stage, several important documents must be gathered, including:
- Proof of identity of the parties;
- The property's title deeds and ownership information;
- Financing arrangements and mortgage details where applicable;
- Mandatory property diagnostic reports;
- Information relating to the property and its legal status.
Ensuring that these documents are complete and accurate from the outset helps avoid delays later in the transaction.
Our team can explain every document in English and assist you in understanding your rights and obligations before signing.
What Happens Between the Preliminary Contract and Completion?
Many buyers are surprised to learn that completion does not occur immediately after signing the preliminary contract.
There is usually a period of approximately three months between the signing of the “compromis de vente” and the final deed of sale. This timeframe is often difficult to shorten because several legal and administrative steps must be completed.
During this period:
- The local authority may exercise its right of pre-emption, giving it priority to purchase the property in certain circumstances;
- The buyer finalises and obtains mortgage financing where required;
- Administrative checks and legal verifications are carried out;
- The notary prepares the final deed of sale and ensures all legal conditions have been satisfied.
These procedures are essential to secure the transaction and protect all parties involved.
For international clients, understanding the purpose and timing of these steps can be reassuring. Our office provides regular updates and clear explanations throughout the process, ensuring you remain informed from start to finish.
